Situated in the valley of the river Loup and with a superb view of the medieval perched village of le Bar sur Loup across the valley, this Provençal villa on three levels is well appointed, very comfortably furnished, and 'away from it all'. •Fabulous views, private garden and pool •Sleeps 9 in 5 rooms, 3 bath/shower rooms •Nice airport 30 min, Cannes 40 min, St. Paul 15 min This spacious 17th century stone bastide has a wonderful view across the valley of the Loup to villages and impressive crags on the other side. It is 2 km from the unspoilt village of Le Bar-sur-Loup with roads going up to Le Rouret (8 min) and Pré-du-Lac (8 min) where there are good shops. The terraced garden has flat lawns, shrubs and shade under the olive trees. There are large paved areas and a tiled pool 12 x 5 m with shallow end and steps suitable for children. There is plenty of garden furniture. Owing to some unfenced steps and terraces the property is not suitable for unsupervised toddlers. •Upper level: 2 double rooms (one with en suite bathroom/WC), 1 spacious single room, shower room with walk-in shower and double basins, separate WC. •Ground floor: 2 large living rooms with fireplaces and views. A sliding window leads to a small balcony overlooking the garden and pool. The kitchen is fully equipped with electric hot plates, fan oven, microwave and dishwasher, provencal tiled surfaces, ample crockery and cooking utensils. It connects to the dining room with refectory table seating 10, which opens onto a large sunny terrace (perfect for all summer meals) with steps down to the pool. An internal staircase leads down to the Garden level. •Garden level: laundry room with sink, washing machine and dryer, large freezer. A door connects to the apartment comprising 1 double room with French window opening onto gravelled terrace with steps down to the pool, 1 room with 2 single beds; shower room with basin shower and WC; kitchen with fridge, hot plates, small oven and nicely tiled surfaces. Outside door leading onto the gravelled terrace and garden. All these rooms have the view. •Equipment: telephone, answering machine, TV, video, hifi, Sky satellite (bring your own cards), electric central heating, electric hot water, portable BBQ. Bed linen and towels are provided. •Extras: electricity according to metered consumption, phone according to consumption as recorded by France Telecom, wood (in the winter). Household help and cook can be arranged with advance notice. This house is situated between the sea and the mountains, so you have access to both. There is little noise or traffic in this area, but driving down the valley of the Loup you reach Nice airport in 30 min and a long beach with very clear water along the Promenade des Anglais. Sand beaches at Cagnes-sur-Mer (20 min), Antibes, Cannes, La Napoule and Theoule-sur-Mer with the Esterel just beyond. Grasse (20 min) with its scent factories and many fashionable villages are within easy reach: Valbonne (15 min), Mougins (20 min), Saint-Paul-de-Vence (15 min), but you are also well placed to visit the unspoiled villages further back, Le-Bar-sur-Loup, Vence, Gourdon, Caussols, Coursegoules, Gréolières, Cipières, Gorges du Verdon etc. Golf at the Club Mediterranée (15 min) , tennis at La Vignale (15 min), hang gliding and paragliding at Bar-sur-Loup (10 min) where lessons and baptisms can be arranged. Several rock faces for climbers, skiing at Gréolières (40 min). Price range indications are per week in high season in
