This spacious villa is situated close to the Medieval village of Callian in the Var department - close by are Fayence and Montauroux.

800m from the Medieval village of Callian this spacious Provençal stone house is built on several levels against a hillside with well kept terraces and ancient olive trees.

Magnificent views of the surrounding hills and countryside from the south facing courtyard and most of the bedrooms.

Autoroute A8 and Lake de St. Cassien 15 minutes, Nice airport 35 minutes, Cannes 25 minutes. Nearest beaches &endash; Fréjus/St. Raphael 30 minutes. Local village shops, as well as Leclerc and Intermarché supermarkets, are within 10 minutes' drive. Access is via a long rambling driveway/access road unsuitable for low-slung cars such as Ferraris (OK for most however), but there is plenty of parking at the villa, which has fine views across the valley towards newly constructed double 18 hole golf courses.

Well appointed throughout with tiled floors, mosquito guards and bright, fresh interiors.

From the entrance hall a corridor with guest toilet leads to two south facing bedrooms which share a shower room with double sink unit. Stairs from the entrance hall lead to a sitting area with two sofas and from this area is another double bedroom with direct access to a spacious bath and shower room. Also on this level is a further bedroom with bunk beds. Separate toilet.

The entrance hall leads directly into the 'winter' sitting room with comfy chairs and fireplace, access to a terrace with wrought iron chairs and table.

Stairs lead down into the main lounge with French doors opening onto the pool terrace.

Steps down into the fully fitted kitchen area and the dining area with exposed beams and patio doors leading onto the pool terrace. At the far end of the dining area is a guest toilet and small shower room.

Stairs from the dining area lead down to a large basement sitting room with French doors opening onto a private terrace. On this level is a spacious double bedroom with two armchairs, en-suite bath/shower/toilet and French doors onto a private terrace.

From the sitting room is the utility room with washing machine, tumble dryer and small freezer.
