 A beautifully appointed 400 year old three storey stone farm house set in 8,000 square metres of immaculate private and tranquil Provençal gardens

• The house consists of three floors, with all five bedrooms on the first and second floors. The second floor has a large recently renovated country style bathroom, with bath and shower. One double bedroom with fireplace, and a twin bedroom with two twin beds, which can be made into a King size bed. On the first floor are two double bedrooms with original beams and stone features. One twin bedroom has two twin beds and a new bathroom with bath and shower. The final bathroom is on the ground floor. All bedrooms have telephone, satellite TV, VCR and radio.

• The ground floor consists of a charming entrance hall and study, with original beamed ceilings and stone walls. This area has a desk and relaxing leather armchairs. Adjoining this is a cosy stone drawing room set in the oldest part of this historic property. This drawing room has a full entertainment centre, with stereo, satellite TV, DVD and VCR.

• Plush designer English sofas accompanied by leather arm chairs, make this a charming room for the evening hours or to entertain. Adjoining is the formal dining room, with fireplace and a large round teak dining table. This area seats twelve in comfort and is equipped with elegant china, crystal and silver; also its own entertainment centre for music. The fully equipped kitchen has been recently renovated and has all modern appliances including dishwasher, convection oven, microwave, Espresso/filter coffee machine and two refrigerators.

• An additional Summer Kitchen is located adjacent to the main kitchen with a BBQ, rotisserie and a fully functional wood Pizza oven. A bar area with stools, fridges, Ice maker and entertainment centre, leads onto a covered dining area with a magnificent view of the property. This area features a large teak dining table that seats fourteen, making this one of the most popular areas of the house. The entire area can also be enclosed with a screen, and also heated should this be required.

• The garden consists of seven ancient terraces with ninety seven mature olive trees and a fully protected well. An expansive paddock, featuring an entirely new elegant swimming pool at the bottom of the terraces is surrounded by Cypress trees. The Pool is 13 metres by 7.5 metres or approx. 40ft x 25ft and is heated as well as receiving the sun all the day through until late evening. The pool has teak seating and sun beds, which can be used during the day, or alternatively at nigh time as an additional dining area, making use of the well equipped pool BBQ and wet bar area, which has a refrigerator, and sink.

• The pool, 13 metres x 7.5 metres (40 x 25ft), receives the sun until late evening. The pool area has teak seating and sun beds, which can be used during the day, or alternatively at night as an additional dinning area, making use of the well equipped, pool and bar area, which has a BBQ and refrigerator.

• Situated within the olive groves are various areas of relaxation, with chairs and benches perfect for reading, reflection, and enjoying the view with a glass of the excellent local wine. A children's activity area, with slide and swing is situated next to a Golf practice net and Pétanque court. The garden is fully lit and is controlled by remote control, or from inside the house, making a spectacular night garden.

• Additional features include a service monitored security system connected to a local monitoring station. Electric main gates with remote openers and video surveillance. Safes are installed in each room, making the property very secure. A TV Satellite system, with BBC/Sky TV as well as all the usual European and many US Stations. High Speed Internet access by means of a designated computer, plus an access port for an additional computer, as well as a designated fax line with machine are provided. A full laundry room is located adjacent to the house, with two driers and two washing machines, and ironing facility. Parking is for up to 5 cars on the tarmac drive.

• The local area boasts some of the region's most spectacular scenery, and the local village of Cabris is renowned for its panoramic views of the Côtes d'Azur. Situated 1 km from the house the village offers fine restaurants, a tennis club and a charming local square, with various bars and shops. The Grasse country club is within 2 km of the house offering daily green fee membership on the 18 hole championship golf course. The main town of Grasse is famed for its individual character and perfume manufacturing, and is a short 5 km drive from the house. The airport of Nice/Provence Côtes d'Azur is 40 minutes drive. Cannes, Antibes, Nice, St. Tropez and Monaco are all easily accessible via the A8 auto route.

Small stables have been completely renovated to accommodate 4 adults.

The total that the property can sleep is 14 - 10 in the farmhouse and 4 adults in the stables.
