This villa is of modern open plan
design, air conditioned throughout, with pool, within 10
minutes' walk of the medieval village of Biot in the Alpes
Maritimes department, 15 minutes' drive to the coast -
Antibes - and the Marineland spectacle. Nice airport - 20
minutes by road. Sleeps 8 persons
Situated in a quiet cul-de-sac within a
fully enclosed garden, secured by electrically operated
gates

• Lounge area - TV with Sky/BBC and
DVD/HiFi.
• Dining area with adjacent American
style fully equipped kitchen area in large alcove. Off of
the kitchen is a garage with extra fridge, washing machine
and clothes dryer.
Stairs from the dining area leading to
mezzanine style office area with telephone.
The above overlook a modern swimming pool
of 3.5 x 7.5 metres with corner steps in the shallow end of
around 4 feet, sloping down to the deep end.
• Outside shower, gas BBQ with table
and chairs, and ample loungers.
Off of the dining level:
• Bedroom 1: double bed with small
patio, en-suite shower room and WC
• Bedroom 2: single bunk style bed
plus single bed, TV, Video and en-suite batrhroom and
WC
• Bedroom 3: stacked bunk bed that
can be separted into 2 single beds, TV video and en-suite
bathroom and WC
Upstairs to:
• Master bedroom - double bed with
TV, en-suite bathroom with shower, WC leading onto a small
balcony.
Lower level:
Gymn area and separate play area -
includes table tennis, etc.
