St Cezaire is 25 Km from Cannes, 45 km from Nice Airport, 50 km from Nice, 12 Km from Grasse, and 40 Km from St Tropez.

• The villa was constructed in 1995. It is situated in 2800 square metres (about three quarters of an acre) of olive groves and garden with its own driveway and ample parking. It faces due south to the Esterel mountains and down to the Mediterranean coast at Cannes. It is situated on gently sloping hillside amidst mature olive terraces. There are other villas dotted unobtrusively around the hillside.

 

• The property is utterly calm and peaceful and affords spectacular views of the Esterel range and the Bay of Cannes on clear days. It is situated 1 km from St Cezaire-Sur-Siagne, an unspoilt hilltop village perched precariously over the spectacular Gorge du Siagne.

• The village has two good restaurants, one of which is situated in the old square and in the shadow of the medieval church, lit at night, a good selection of butchers, bakers, newsagents etc, as well as market days on Tuesdays and Saturdays which are definitely worth a visit. For the fit, a walk down from the village through the forest for a swim in the River Siagne is a thoroughly enjoyable experience.

• The village even has an internet café, rare for rural France, called "Secret' Services"

The villa comprises the following:

Inside

• Entrance, closet and toilet.

• 5 bedrooms, 3 downstairs and 2 upstairs. There are modern bathrooms on both floors and 2 downstairs toilets. Bedroom 1, downstairs, is a double and next door to the downstairs bathroom. It opens out to the side of the swimming pool terrace. Bedrooms 2 and 3, downstairs, are both twins at the rear of the house and adjoin a toilet. Bedroom 3 is suitable for 1 adult and 1 child. Bedrooms 4 and 5 are upstairs, and both twins and share the upstairs bathroom. Both open out to a south-facing terrace overlooking the pool, and bedroom 4 also has an adjoining outdoor solarium.

• Fully furnished living room with local TV and stereo, There is a telephone for local calls. The living room has large French windows at both the front and rear which fill the house with light, and which open onto the terrace, garden and swimming pool.

• The dining room forms part of the living room and has a dining table for 8. It adjoins the kitchen and opens on to the terrace.

• Fully equipped new kitchen (electric) with dishwasher and washing machine, fridge/freezer, 4 electric hot plates and gas stove, breakfast table.

Outside

• South facing covered terrace across the front of the house. Modern barbecue equipment with ample seating and table. The terrace gives way to a lawn on the same level as the swimming pool.

• Ceramic-tiled swimming pool 9m by 6m, with shallow steps, directly in front of the house and partially fenced. There is a pool deck on the east side of the pool with ample pool furniture. The pool has underwater lighting.

• The land in front of the pool consists entirely of terraces of mature olive trees, widening into a lush 'hidden' garden at the south east of the property. To the west and north, the house is surrounded by the olive groves of the neighbouring villas, all of which are some distance from the villa and completely unobtrusive.
