Sleeps 12 persons - large pool - splendid setting

• A splendid old villa with plenty of South of France charm, and thrives on interaction between interior and exterior. Local stone, terracotta and wood have been the basis of the sympathetic renovation and extension of this ancient olive oil mill that dates from the seventeenth century. The focus on good quality natural materials and a well-chosen mix of modern and antique furnishings throughout ensures a seamless blend between the old and new parts of the house, blurring their four-hundred-year age span. Every room looks onto gardens surrounding the house with the emphasis on relaxed country life.

• The villa: a half an hour from the Bay of St. Tropez, and sits behind wrought-iron gates at the end of a gravel driveway in the middle of its 2.5-acre mature gardens and terraces. Beyond, farmland and protected woods ensure a peaceful and private setting for the house which is only a ten-minute walk from the centre of the village of Callas.

• The entrance to the house is through French double doors from the terrace and garden that lead to the grand salon, over a thousand square feet in size with a 20 ft. vaulted, antique beamed ceiling. This is the core of the house and was also the main part of the old mill. The original features have been retained including millstone, several gears and the great wooden waterwheel - a key feature for both inside and outside the house.

• In the grand salon is the main sitting area, with large cream sofas straddling a central stone fireplace. A wide-screen TV with satellite connection, DVD/CD player and Bose radio provide entertainment. A focus on cream and warm natural tones throughout the dining and sitting areas creates a cool, relaxed atmosphere with plenty of country-feel. The dining area, which comes into its own when eating alfresco is at the far end of the room and has a solid oak dining table, antique dresser, side tables and traditional South of France flour coffer. There are double French doors that lead onto a terrace with an external table and chairs sitting under the trees.

• Immediately next to the dining area, a well-equipped kitchen with hand-crafted wooden cabinets has all the necessary high tech appliances to service a full house, yet still has plenty of country character with its old flagstone floor and wooden beamed ceiling. It has plenty of room to accommodate several persons preparing and cooking food at the same time and the appliances include a professional La Canche six-burner/two-oven stove, large American-style fridge/freezer, dishwasher and microwave. Another set of French doors lead onto a shaded patio for convenient al fresco dining.

• Along with the kitchen, the main bedroom and its en-suite bathroom are also found in the ancient part of the house. Great attention has been paid to the restoration of the stone walls and terracotta floor, in addition to the installation of double French doors that lead onto the rose and herb garden patio. A magnificent bathroom features a natural stone-tiled, over-sized shower, stone flooring and an eye-catching Italian stone basin. The main bedroom and bathroom manage to combine these newly added features with the original wooden beams and stone walls, and is a model of South of France country chic. The room has ample storage with fitted hand crafted oak cupboards and an antique oak armoire.

• The new wing of the house sits alongside the large, tiled swimming pool. It has two double bedrooms, both with en-suite bathrooms, a second kitchen, shower-room, and Turkish-style sofra. The sofra is a roofed outside sitting area with a central chimney-piece surrounded by low wooden tables, off-white cotton seats and huge ceramic lamps. Lounging cushions made from colourful cottons from Indochina give the area a feel of warmth. Ideal for shaded daytime lounging, the sofra also gives a cozy sitting-place by a roaring log fire for the cool evenings. A large gas barbecue is housed in a small enclave next to the sofra and close to the second kitchen for convenient poolside cooking. All-in-all the house has three outdoor eating areas.

• The large, deep swimming pool (12.0 x 6.0 x 0.9-3.0 metres) is surrounded by an expansive stone terrace furnished with teak tables, chairs and loungers, providing plenty of sunbathing space, and a large teak dining table with matching chairs comfortably seating twelve.

• This new part of the house is built by local craftsmen primarily from stone with many traditional Provencal features (e.g. roof and chimney) and is indistinguishable from the old part of the mill.

• Of the two bedrooms overlooking the pool, one (bedroom 2) has a queen-sized bed, antique chest and armoire, and a mezzanine/loft floor above it for children to sleep, accessed via an antique staircase. The bedroom also has a bright white-tiled bathroom with roomy shower, traditional terracotta floors, and double French doors leading onto a terrace overlooking the pool. Traditional Callas-style wrought iron railings made by the traditional local blacksmith, line the edge of the terrace and outside stone staircases.

• The second bedroom overlooking the pool (bedroom 3) has a high wooden-beamed ceiling, and double French doors leading onto a private terrace. It too has an en-suite bright white-tiled bathroom with roomy shower and terracotta floors throughout. The many Provencal small alcoves in the walls gives a truly country feel.

• Below these bedrooms lie the poolside kitchen and shower-room, both with cool stone-floors - a continuation of the pool terrace. This full second kitchen features a fridge/freezer, washing machine/dryer, gas cooker, sink and plenty of food preparation and storage cabinets. The pool shower-room and bathroom are accessed via this kitchen.

• The fourth and fifth double bedrooms, again newly built in traditional stone and materials from the local area, lie off the grand salon. The bedrooms (one with queen-sized bed and one with two twins) are furnished with antique wardrobes and chests, and are full of character with wooden-beamed ceilings and terracotta-tiled floors. Both have access to the rosemary garden situated on the terrace above the main house. One bedroom lies on the ground floor and one on the first and they share a fully tiled bathroom with bathtub and separate shower on a mezzanine level in between.

• The 2.5 acre gardens, a collage of old olive tree terraces, cultivated herb and rose patio gardens, large trees and meadowland provide areas for all - from those who want quiet reading, to children's explorations, to informal football games, and all happening simultaneously if so desired.
