 Location Within easy walking distance of beach, old town, shops and railway station, this stunningly refurbished luxury apartment affords spectacular unobstructed panoramic views over the beautiful bay of Villefranche-sur-Mer from its 25sq.m terrace. The shared swimming pool is set within mature landscaped gardens and the apartment also benefits from private rooftop parking.

• Only 5 kms from Nice Airport, this apartment is easily accessible by train, bus or car. Catch the train at Nice St. Augustin Station (10 minutes walk from the airport) and travel only 3 short stops to Villefranche-sur-Mer. From the station, a flight of steps will take you directly down to the beach and a 10 minute walk uphill will bring you to the apartment. In fact, easy walking distance to the railway station provides the possibility of travelling the length of the picturesque Cote d'Azur from Menton near the Italian border, visiting the Principality of Monaco some 15 minutes to the East of Villefranche, the vibrant cultural city of Nice itself, and Antibes, Juan Le Pins, Cannes and Théoule-sur-Mer to the West.

• The picturesque town of Villefranche-sur-Mer slopes down to a beautiful horseshoe bay featuring on its opposite shore the peninsula of Cap Ferrat, one of the most expensive pieces of real estate in the South of France. Explore the narrow, fascinating streets of the old town which manages to combine French village life with the influx of visitors it enjoys on a year round basis as one of the most scenic spots on the Côte d'Azur. The old town boasts numerous restaurants, brasseries, bars and cafes, each with its own ambience. An antiquities market is held regularly in the centre of the village and Villefranche boasts a number of cultural interests such as the ancient fort, citadel, chapel/church and various art exhibitions. As might be expected, peak season weather tends to be hot with pleasantly warm and sunny weather experienced for much of the rest of the year.

 • Great care has been taken to refurbish the entire apartment to a luxurious standard. The finish is meticulous with all new fixtures, fittings and furnishings, no economies made, or short cuts taken. Air conditioning keeps the south facing apartment cool in summer, whilst electric heating is available should it be necessary in winter. In general, it is light and spacious, well furnished and equipped - and tiled throughout.

• The well-proportioned light lounge has patio doors opening out on to the large terrace with its panoramic views. The furniture comprises two arm chairs and a sofa - which opens out to sleep two people, providing a sleeping room separate to the main bedroom if required; a sideboard/dresser, large coffee table with storage within, television cupboard/stand with television and DVD, as well as satellite TV.

 • The new fitted kitchen is equipped with fridge and freezer, four-ring hob and oven, microwave, electric kettle, toaster, washer/dryer, dishwasher, iron and ironing board. The solid wood worksurface sweeps round to a solid wood round dining table with chairs, which separates the kitchen and lounge areas.

• The main bedroom also opens through patio doors on to the large terrace. The furniture comprises a king size double bed which has twin single mattresses and bases an can therefore be separated if desired, a large three-section wardrobe, bedside cabinets and consol table with mirror above.

• An alcove-area comprises a tiled sofa bed with built in storage. This converts to a further sleeping area if required, another single bed pulling out from below the tiled sofa bed. Ideal for children, this area would also suit adults as it is possible to provide privacy by pulling across the ceiling-floor curtains. This area also contains two shelf/work areas with mirrors above.

No expense has been spared to create a truly luxurious stylish bathroom with marble tiles throughout. Featured are a symmetrically designed bath with central shower, wash hand basin over towel storage unit, mirror above basin, toilet and douche, heated towel rail and two further storage units.

 Exterior

• The panoramic views afforded by the premier location of the apartment are truly unforgettable. The 25sq.m private and tiled south-facing terrace, accessed from both the lounge and bedroom, provides a large area for alfresco dining, sunbathing or simply enjoying the stunning scenery. Table and chairs are provided along with sunbeds which may also be used by the swimming pool. A motorised awning provides shade from the sun as required whilst electric shutters provide security when you are away from the apartment. A variety of Mediterranean plants give the terrace added charm.

 • The lovely shared swimming pool is accessed by taking the lift to the ground floor and then wandering along the paved path through the beautifully tended garden. Once more, the setting of the swimming pool provides breathtaking views across to Cap Ferrat.
