The villa is set in 5000 square metres of land which, at the front of the house, has been left as parkland with pines, oaks and cypresses giving plenty of shade from the heat. In one corner is a lovely stone table, a perfect place for afternoon tea under the trees.
The pool - 11m x 5.5m - is at the back of the house, has a paved 'beach' area complete with parasol and loungers and is surrounded by lawn and flower beds full of agapanthus and lavender. There is a 'terrain de boules' near the pool and a table tennis table at the front of the house. The rest of the garden is planted with olive and fruit trees. There is plenty of parking at the front of the house.
The villa is architect designed and built, and conforms to the style 'aixoise'. The interior is very spacious and airy with light flooding in from the many windows (see pics). To ensure the luminosity and security on the ground floor, the glass doors have been fitted with wrought iron grilles instead of shutters which may be opened.
There are three floors of approximately 100 square metres each. The ground floor consists of a large, luminous open plan salon/dining area with an imposing fireplace and views over the surrounding hills. The kitchen is to the rear of the back of the dining area, and recently re-fitted, fully equipped and shares the same views. There is a toilet and wash basin on this floor. Leading up from the salon is a wide open staircase. The stairs have no guard rail or banister and would be dangerous for the unsupervised very young, the elderly or anyone with balance problems. Upstairs are three bedrooms: one with a small double bed and with ensuite shower and wash basin, a second with twin beds and also an ensuite shower and wash basin. The master bedroom is roomy and has a king-sized bed. The ensuite bathroom which is done in a beautiful grey/pink marble, has both a bath and a shower. Leading off this room is an unoverlooked roof terrace perfect for getting an all-over tan or for simply taking breakfast of croissants and coffee while enjoying the superb views. The toilet, also in marble is located half way down the stairs.
On the ground floor is an annex consisting of a sitting/sleeping room with a double bed, a separate kitchen equipped with a hob and fridge and a shower room and toilet. The studio, measuring about 35 square metres is completely separated from the main house and has its own front door and an outdoor terrace with table and chairs. The lower ground floor contains a small book room and a spacious television room. As the TV room is underground, it offers a cool place to rest during the hot summer afternoons! There are two large stone terraces at the back of the house with tables and chairs and, of course, a barbeque for summer eating.
The villa is nicely situated between sea and mountains. Opio itself has shops and two good restaurants, whilst Valbonne with its Provencal market, shops and restaurants, is 10 minutes away by car. It takes about 30 minutes to drive to Cannes, Antibes and Nice airport and about 15 minutes to the motorway.
