Mandelieu village 5 mins./ Nice 30 mins./ Cannes 15 mins./ Coast 10 mins. Autoroute 8 mins... Les Orangiers has magnificent views of the Esterel coast from Cannes to Théoule and lies in an elevated position above the mimosa capital of Mandelieu. Built in stone and with a turret, the style of the villa is quite unusual. The main living areas and all three bedrooms benefit from the panoramic southerly views and the covered terrace outside the sitting room has table and chairs for al fresco dining while taking in the view and looking over the illuminated pool to make a beautiful setting. • The living areas are all on the same level with large breakfast kitchen and an adjacent laundry room with washer and dryer. Outside the kitchen entrance is a shady covered patio with exterior table and chairs. From the kitchen, a door leads to the dining area of the salon, and into the sitting room with sofas, together with a sunken fixed seating area around the cheminée. • Guest WC and cloakroom off the hallway main entrance. • Off the salon there is the master bedroom with double bed, access to the pool terrace and en-suite rather unusual bathroom with shower and WC decorated in plum tones. Going up a curving staircase in the turret part of the villa, there are two further bedrooms, one small with twin single beds for children and the other larger with double bed, large TV with satellite and access to a balcony overlooking the pool and the coast. Both of these bedrooms share the first floor bathroom and WC. • Descending to a lower level from the salon, there is a fitness area with cycle and multigym. •The villa accommodates 6 people and is ideally suited for two couples and two children. There is an independent studio apartment beneath the villa occupied by a gardien who has a separate entrance from the main villa. •Parking is within the grounds on a paved courtyard to the rear of the villa and the main gate has a parlophone entrance. There are some small unobtrusive child gates to contain toddlers in various strategic places and the dining terrace above the pool has a low wall only of which clients should be aware.
